Guidance for Buyers & Sellers During the Real Estate Closing Process

Ensure all conditions of the Buyer’s commitment letter and other instructions from the Lender and the Closing Attorney have been met within timeframes mandated by new rules which went into effect for mortgage loan applications submitted on or after October 3rd, 2015.

Prepare important information to be exchanged and tasks to be performed for the Closing to be completed as soon as practical after mutually accepted contract to purchase:
Minimum of seven business days prior to Closing (excluding Saturdays, Sundays, or holidays), Buyer and Seller shall provide Lender's Attorney with all information needed to make monetary adjustments—either as specified in Purchase and Sale Agreement or as requested by Lender's Attorney:
Remember that:

(a) If necessary, to assure full compliance with the Integrated Disclosure Rule; and
(b) At the request of the Lender’s Attorney, the scheduled date for Closing will be extended up to three business days or such other time as parties may agree. It is, therefore, necessary to ensure that all monetary adjustments allowed by the Lender are accounted for before the Lender issues the Closing package. Please consult your own attorney or the Lender’s Attorney with any questions about compliance with this Rule effective as of 10/3/15.

You can sell your home to the best buyer, and we make sure you find the best one. Our fees and services are transparent, focusing on you and your house and including the following:


Percentage of Sale Price: People refer to this as “traditional” brokerage fees, which is a percentage of the sale price. However, each client is unique, so we negotiate all contracts on a one-on-one basis.

Fee for Service: This is an “a-la-carte” menu that works best for sellers who don’t want to entirely do it alone as a sale by the owner. Services are reasonably priced and can vary from client to client, depending on the specific situation.

Consulting Services: Some people want to explore all options and decide the best way to proceed. We are happy to consult sellers, and if we list the property, the consulting fee is credited to the seller. Buyers may consider this option as well.

Flat Fee: Clients may prefer a flat fee option which we can accommodate in certain circumstances.
